Terms and Conditions - Villa Elyon

Dear Guest,

Please find below a short guide with helpful information, terms, and advice for your upcoming stay.

1. The Property

Property Description: The Host leases to the Guest the private residential property, Villa Elyon.
Address: Kalogira Beach, Nikiti, Greece
Maximum Allowed Occupancy: 9 persons. The names and passport numbers of all guests must be provided to the Host prior to arrival.

Check-In Time: From 3:00 PM onwards. We kindly ask you to inform us of your planned arrival time one day before you arrive. Additionally, sending a short message one hour prior to your arrival will help us coordinate our representative, who will meet and welcome you at the property.
Check-Out Time: Latest by 10:00 AM.

Confirmation of booking is only valid upon receipt of a deposit of 30% of the total cost.
The remaining balance must be paid upon arrival during check-in. The Host will introduce you to all areas of the villa, and upon receipt of the full payment, the Guest will receive the access codes and remote controls for the doors.

Amount: The Guest shall pay a refundable Security Deposit of €1,000 EUR in cash to cover any potential damage to the property or its contents.
Refund Policy: This deposit will be refunded in full within 15 minutes of check-out, following a successful joint inspection of the villa.

Forfeiture: Cancellations made after the deposit is paid will result in the forfeiture of the deposit amount.
Late Cancellations: For cancellations made seven (7) days or less before the arrival date, the Guest shall be obligated to pay an additional fee equal to thirty percent (30%) of the total rental price. This payment must be settled within forty-eight (48) hours of the cancellation notice.
Changes & Shortening Stay: Reservation dates cannot be altered. Shortening your stay will not result in any partial refunds.

Subletting: Subletting or assigning this agreement to any third party is strictly prohibited.
Commercial Use: The property is strictly for private holiday use. Commercial filming, photo shoots, or ticketed events are forbidden.
Quiet Hours: The Guest agrees to respect local quiet hours (typically 3:00 PM – 5:30 PM and 11:00 PM – 7:00 AM).
Pets & Smoking: Smoking is strictly forbidden indoors. Pets are not allowed on the property.

Cleaning Schedule: Housekeeping services are available daily between 3:00 PM and 5:00 PM. You can select your preferred cleaning days with us during the check-in process.
Linens & Towels: Bed sheets and pillowcases will be replaced after every third (3rd) day of your stay. Bath towels can be replaced during the scheduled housekeeping service or upon your request.
Privacy & Property Access: We highly respect your privacy and can skip daily entry upon request. However, the villa must be accessed for maintenance at least once every 3 days to ensure proper villa cleanliness and essential swimming pool chemical treatments.

Risk Acknowledgement: The Guest acknowledges that the swimming pool is used entirely at their own risk. No lifeguard is on duty.
Supervision: Children under the age of 18 must be strictly supervised by an adult at all times in and around the pool area.
Pool Zone Restrictions: Diving, running, and glass containers are strictly prohibited near or in the pool area. Only plastic or unbreakable drinkware should be used poolside to ensure safety.
Liability: The Host accepts no liability for any injuries, accidents, or health issues arising from pool use.

Internet Use Policy: Complimentary wireless internet (Wi-Fi) is provided for lawful, personal use only. The Guest agrees not to use the network for illegal downloading, copyright infringement, or any behavior that violates Greek cyber laws.
Air Conditioning: To prevent system failure and protect the environment, the Guest is advised to turn off all air conditioning units whenever windows or exterior doors are left open.
